Before You Remodel

By Allen Griffin, CGR, GMB, CAPS, CGP, Gryphon Builders

(HOUSTON, TX, March 27, 2011) - It all begins with a dream. Cathedral ceilings! Skylights! Room-sized closets! But, the dream may turn into a nightmare, unless you plan ahead. Before you remodel, follow these steps to get your home improvement project off to a good start.

1. Draw Your Dream & Consider Your Options

Even before you consult a remodel contractor, begin sketching out your ideas and collecting images of what you want your remodeled home to look like. If you are adding or expanding a room, think about how the space will be used and how the changes will affect traffic patterns. Also consider how new construction will affect the overall context of your home. An oversized addition may overwhelm your house or crowd a small lot.

2. Think Ahead & Choose Wisely

Consider what the future may hold; although you may dream of having a spacious new addition, the project may not make sense if you plan to sell your house in a few months. A luxury bathroom can price your house beyond the values of other homes in your neighborhood. Some projects may actually decrease the value of your home. Moreover, your own family's needs may be very different in a few years. Will the plans you draw today fit your future?

3. Count Your Money & Stick to the Budget

Chances are, you're not familiar with the costs associated with a remodeling project, that is why it is important to work with a professional that will help you set a reasonable budget and assist with controlling costs. Product knowledge is important when making your selections; a qualified remodeler can lend a hand when making decisions so that you don't blow the budget. By cutting costs in one area you may be able to get that must-have item that sets your home apart from all the others.

4. Choose Your Team & Create Your Game Plan

Unless you plan to take on the entire remodeling project by yourself, you'll need to hire a professional remodeler. Naturally, you'll want to make sure that whoever you choose to work for you is qualified, licensed, and properly insured. No matter the size of your project, it is important to recognize that misunderstandings can lead to disaster. Do not begin remodeling without a written contract. Make sure everyone agrees on the work that will be completed and how long it will take. Also be clear on the types of materials that will -- and will not -- be used. Setting the expectations up front helps to avoid frustration down the road.

5. Expect the Best & Prepare for the Worst

The larger the remodel, the greater the chances for frustrations. With so many variables, no matter how good your team is or how well planned your project is, there is bound to be a hiccup or two along the way. There could be equipment breakdowns, supply shortages, miscommunications, or weather delays. Be prepared to make adjustments as needed and remember, communication between all the members of your team is essential to the progression of your remodel project, regardless of any set-backs or obstacles you may encounter along the way.

As the saying goes, "Failing to plan is planning to fail."
