Renovation of 3600 sf home with a 500 sf addition.

This 1930's home was completely gutted to update the electric, plumbing and HVAC systems. Along with adding 500sf for a utility room we built a new kitchen and all the bathrooms were updated. New hardwood flooring replaced the old seashell travertine floors and marble and granite countertops replaced the old laminate counters. The master bath was reconfigured to offer a more intimate space.

This was one of those projects that you here about, where no matter what you do things just won't go right. After demolition, we discovered that the home had been added on to and the additional slab had dropped an inch and a half. Also the engineer's plans called for 2 x 12 beams for the removed walls and the existing floor system was 2x10's and not laid out as shown. After a three month delay for engineering, we removed the driveway to install leveling piers and added new steel beams to the floor system. These changes required us to revise the plumbing and HVAC to accommodate the new beams. Along with $50k in changes and troubles with the electrical contractor, we finished only six months past our proposed due date. Despite all the problems we had to overcome with the project itself, we had the best owners to deal with. I would do it all over again because of them.
